Renley is a boutique office-to-residential conversion by Gilbane Development, located in Arlington, Virginia's Rosslyn-Ballston corridor near Virginia Square. AFMKTG led the naming, brand identity, positioning, and copywriting for the property.

About the Project

Project Overview

Gilbane Development transformed a commercial office building into one of Arlington's most refined residential addresses. The result is an intimate collection of 94 one- to three-bedroom residences designed to feel closer to a boutique hotel or private members' club than a conventional apartment community.

Located steps from Metro access in the highly walkable Rosslyn-Ballston corridor, Renley sits at the intersection of neighborhood culture and elevated living. The property's shared spaces,  a marble-floored lobby, a work-from-home office suite, and a vinyl listening room,  were curated to feel personal, polished, and deeply considered.

In a market where "boutique" has become a buzzword, Renley delivers on the promise through hospitality, concierge service, and a private-membership experience.

AFMKTG was brought on as the creative and strategic partner to build Renley's brand from the ground up, from the name through the full identity and copywriting system. The engagement required translating an architectural vision into a brand language that would resonate with a discerning Arlington renter seeking something more personal than the conventional multifamily experience.

Brand Naming & Positioning

The name Renley was developed to evoke quiet distinction, approachable but uncommon, residential but refined. The positioning centered on three core ideas: discreet, refined, and considered. Rather than competing on amenity lists, Renley's brand was built around the feeling of belonging to something carefully curated and intentionally small.

Visual Identity & Art Direction

AFMKTG developed the full visual identity system for Renley, establishing a design language that reflected the property's hospitality-forward character. Art direction guided the selection of visual references, texture, and tone to ensure every brand element felt cohesive and premium without veering into the generic luxury register common in multifamily.

Copywriting & Messaging Framework

Every word across Renley's brand, from the positioning statement to the residence descriptions, was written to reflect the property's character. The copywriting avoided the inflated language typical of luxury apartment marketing and instead leaned into specificity, restraint, and warmth.
